History and setting
Ponderosa Pines was established in 1970 by Brooks Resources as a planned residential community with single-family homes on spacious individual lots and shared natural space. The original governing association was created at its founding to manage common interests and assets.
The community occupies 1,023 acres in a tract of mixed ponderosa and lodgepole pine in the La Pine basin. Historically, the basin was predominantly meadow with scattered pine stands; following logging in the first half of the 1900s, many stands regenerated naturally to lodgepole pine. The site description lists 470 homes and approximately 420 other structures, including garages and sheds.
Private timberland owned by Shanda Property borders the eastern, southern and western perimeters. Lands managed by the United States Forest Service border the northern and extreme northwestern boundaries, including the area around the primary exit along Ponderosa Way.
